Albion TOD site agreement signed

Albion’s train station precinct is about to undergo a $750m facelift.

Geon Property have signed an agreement with Transport and Main Roads to carry out the Albion Transit Oriented Development (TOD).

“The fifteen year project will convert the current clutter of disjointed park’n’ride facilities, old rail access bridges, commercial and residential buildings and vacant land into an exciting community asset,” said Minister for Transport and Main Roads Mark Bailey.

“By unlocking the potential of the 3.5 hectare site through partnership with the private sector we will deliver enhanced public transport infrastructure for the local community.”

The Albion Train Station Precinct Redevelopment includes a $28.7m upgrade to transport facilities and access to the Albion train station, intended to revitalise the suburb of Albion and surrounding community.

Geon Property will now start a detailed design, development application and approval process over the next 12 to 18 months.  This will include public engagement to ensure the local community is given the opportunity to provide feedback. Construction is expected to start in 2020.  More information will be available as development applications and approvals proceed.

Geon Property will:

  • design and construct a mixed-use TOD that integrates with Albion Train Station and the wider local area
  • work with the state to design improved Disability Discrimination Act 1992 (Cth) compliant access to Albion Train Station and construct this at no cost to the state
  • work with the state to optimise the design and location of commuter car parking (to ensure no net loss of park’n’ride numbers) and undertake construction of the necessary works at no cost to the state
  • integrate with a section of North Brisbane Bikeway through the precinct.

Geon Property Managing Director Ben Griffin said the redevelopment offered a unique opportunity to revitalise Albion.

“Redeveloping Albion Train Station Precinct allows us to deliver a truly world-class transit oriented development,” Mr Griffin said.

“This project will be so much more than just a property development – our vision is to create a precinct that is a genuine destination.”

“This project will be defined by a seamless integration of high-quality apartment living; retail, food and beverage outlets with genuine character; modern commercial offerings; and vibrant public open spaces.”

“And of course, it will offer peerless access to Brisbane’s transport networks, integrating with one of South East Queensland’s busiest train lines, connecting to the bikeway network and providing accessible parking options.”

“We want to create a genuine community hub for the people of Albion, one that will reconnect the community in both a physical and a social sense.”

“It is no exaggeration to say that there is no other urban renewal opportunity quite like Albion in South East Queensland right now.”

Key features of Geon Property’s preliminary design include:

  • A modernised Albion train station entrance including new ticketing facilities and new lifts to platforms
  • A Disability Discrimination Act 1992 (Cth) compliant public station access plaza
  • Improved undercover park’n’ride facilities
  • Extensive retail, commercial, food and beverage, and public open spaces
  • A broad range of apartment options tailored for different sections of the market
  • Seamless integration between every aspect of the precinct and a variety of transport options
